Hey Friends!
I’ve got 4 fun facts for you today.
I was at a small neighborhood gathering the other evening when a neighbor asked the classic question: “How’s the market?” Before I could answer, another neighbor jumped in with, “Oh, it’s a buyer’s market for sure!”
“Well, that depends on how you look at it—or where you’re sitting at the table,” I replied.
The quick-answering neighbor didn’t love my gentle correction, so we wisely moved on to the topic of football. 😄
More on the actual state of the market below. Have a great weekend!
Blessings!
Andrew
Fun Fact 1: Are agents using “Coming Soon” status a way to generate interest to SELL a property for their clients or to gather interest to SIGN new buyers? Or is this a way for agents to lure buyers into double-end deals? (This means one agent handles both sides.)
19 secret shoppers posed as buyers without an agent for a recent study. Only one was asked whether they had one, three got an explicit offer of representation, and none was asked to sign a buyer agreement. Eleven offered a tour and three more hinted at representation.
This is not a huge sample size, but nonetheless, it gives you a unique insight on all the different ways real estate agents operate with coming soon communication.

Fun Fact 2: September closed with 1,277 homes under contract, the lowest in 5 years but only slightly behind 2023 & 2025.

Fun Fact 3: September closed with nearly the exact same days on market as this time last year at 53 days. Reminder that 30-60 days on market is typically viewed as “balanced”.

Fun Fact 4: Over a 20-year span since 2003, there has been an inflation of movie critic scores. As the title suggests, do movie scores even matter anymore?
